Nayanthara Acquires Lavish Duplex in Chennai’s Poes Garden for ₹31.5 Crore

South Indian actress Nayanthara and her husband, Vigneshwar Sivakolundu, have made headlines by purchasing a luxurious duplex apartment in the prestigious Poes Garden area of Chennai for ₹31.5 crore, as confirmed by property registration documents.

The apartment is situated on the fourth and fifth floors of the 'Legacy' project in Poes Garden, a locality known for its wealthy residents, including the legendary actor Rajinikanth and the late former Tamil Nadu Chief Minister J. Jayalalithaa.

This spacious property boasts a super built-up area of 14,369 sq ft, along with an undivided land share of 5,308 sq ft. The deal translates to a cost of approximately ₹21,946 per sq ft, according to the registration documents.

The sale deed was officially registered on December 15, 2025, with Landmark Metro Projects Private Limited as the seller. Notably, Nayanthara holds a 90% stake in the property, while her husband owns the remaining 10%.

Additionally, the duplex comes equipped with eight reserved covered parking slots in the stilt area. However, Nayanthara could not be reached for a comment regarding this significant acquisition.

The actress is known for her extensive real estate portfolio, which includes properties across various cities such as Hyderabad, Chennai, and Kerala. Her ancestral home in Kerala is particularly notable for its luxurious features. She also owns two houses in Hyderabad's upscale Banjara Hills, each valued at around ₹15 crore.

In the competitive real estate market of Chennai, residential prices have been steadily increasing, with a reported 7% year-over-year rise in 2025, driven by strong demand from the IT sector and improvements in infrastructure.
